The Maintenance Supervisor is responsible for the interior and exterior physical appearance (curb appeal) and upkeep of all assigned housing units. In a proactive fashion, ensures the units and buildings in the assigned region meet Housing Visions standards for integrity, quality through the oversight, sharing and completion of items in a safe manner such as work orders, turnovers, and projects.  In a timely manner, communicates significant incidents, issues and or concerns to the Facilities Manager and/or Property Manager.

    • Manage the maintenance and upkeep of all assigned properties in a timely manner while adhering to all applicable government regulations and Housing Visions policies and procedures and standards including safety.
    • Models respectful, courteous and positive relationships with residents for other maintenance employees and holds other maintenance employees accountable for high level customer service standards including timeliness and sensitivity to resident needs and schedule.
    • Maintains a safe and organized work environment.  Immediately addresses any safety concerns for residents, employees and visitors.  Models and holds employees accountable for working safely.  Maintains and updates Safety Data Sheets (SDS) information for work site; holds weekly safety meetings.
    • Prioritizes and schedules the work week. Monitors and verifies work completion.
    • Orders materials for the assigned region’s work and manages security and organization of inventory to minimize cost and improve efficiency.
    • Enters necessary data into property management software in a timely and accurate manner.
    • Provides supervision and delegates duties when necessary to all maintenance employees.
    • In coordination with Facilities Manager, Regional and/or Property Manager and guidance from Human Resources recruits, hires, on-boards, trains, develops, complete performance evaluations, creates and delivers corrective actions and terminates employees when necessary and following appropriate procedures in order to address all staffing needs and issues.
    • Maintenance tasks – Diagnose/repair/replace (as needed) all building systems to include HVAC, electrical, septic, fixtures, and appliances as per work orders and inspections.  This includes all other maintainable items within the units such as lock replacement, smoke and CO detectors, light fixtures, etc.
    • Janitorial tasks-sweeping, moping, washing windows and walls, scrubbing refrigerators and ovens, pressure washing houses, and taking trash to the dump.
    • Completing turnovers in a timely manner, while retaining apartment quality.
    • Maintains grounds; lawn mowing, maintain landscaping, snow removal- plowing, snow blowing, and shoveling.
    • Completing construction based projects- replacing porch floors, replacing fascia, rebuilding railings, and repainting surfaces.
    • Reviewing/approving timecards and leave requests timely manner. 
    • Ensure maintenance and cleanliness of company vehicles is adhered to.
    • Sets example and maintains accountability for other maintenance staff in matters of dress and appearance. 
    • Perform other duties as assigned.

    • Ability to learn new software in a timely manner and to enter data accurately in software.




    • High School Diploma or equivalent with 3 years’ experience or an equivalent combination of education and experience.  
    • Minimum of 2 years of Property Management experience required.
    • Minimum of 2 years supervisory experience preferred.
    • Valid driver’s license with no major restrictions and acceptable to Housing Visions insurance carrier required.
    • Must be able to meet the requirements of a Drug Free Workplace which includes but is not limited to negative results on pre-employment, random and reasonable suspicion testing



    • This position supervises Maintenance Technicians and any temporary maintenance employees assigned to properties.
